ON WITH THE SHOW!
You're with us so far. So here's the details, short & sweet. There will
be:
- Open houses to generate excitement for the AUCTION. Private
showings are a must!
- Homes will be advertised on the MULTIPLE LISTING SERVICE (MLS).
Buyers tell their Realtors which houses they are interested in.
We don't want to exclude any possible bidders. Realtors, of course,
are always welcome, but they do not control the AUCTION.
- Homes will be advertised in the NEWSPAPERS, and on our WEB SITE.
- All BIDDERS will be thoroughly screened, because if they have the
winning bid, they MUST PERFORM. All sales are closed at the end of the
AUCTION. Your property will be sold AS IS, WHERE IS!
- There is always a chance for a bidding war. One can only hope!
WE DO ALL THIS TO ELIMINATE COMPLAINTS AND LEGAL ACTIONS. REMEMBER,
AS-IS, WHERE IS!
WHAT YOU MUST DECIDE:
- Would an AUCTION work for you?
- Will you accept an active role in the AUCTION process? We are all
on the same team.
- What is the lowest price you would accept for your home? If we
think we can beat your bottom dollar at AUCTION, this becomes the RESERVE
PRICE. This is also the OPENING BID.
- IT'S NOT SOLD UNTIL YOU SAY SO!
- When would you like the AUCTION to take place?
THEN:
- We advertise the AUCTION 30 days in advance of AUCTION DAY. We
will use the MLS, newspapers, open houses, private showings, and yard signs.
(We will need an advertising budget from you as good faith of your dedication to
the AUCTION)
- We then qualify bidders for the AUCTION.
- Of course, if registration is light, WE WILL CANCEL THE AUCTION.
There will be no charges. All you lose is time, because we don't make BIG
promises.
- Registration ends 24 hours before the AUCTION, so we can verify the
financial arrangements of the bidders.
- Times and location of the AUCTION will vary based on the season.
Preferably, the AUCTION will take place at the property.
- Late registration requires a 10% CASH deposit of the lowest price in the PRICE GUIDELINE. The PRICE GUIDELINE is a range of
what we think the property will sell for. If the late Bidder has the
winning BID, the 10% deposit becomes a non-refundable down payment.
They now have bought themselves 48 hours to PERFORM. If they don't
perform, they lose the deposit/down payment. If they don't have the
winning bid, their monies are returned to them in full.
- If the bidder is working with an MLS REALTOR, they will be charged a
2.7% BUYERS PREMIUM. This is the Realtor's
commission.
- Immediately after the fall of the final gavel, We will have you sign a
Purchase Agreement, and set a closing and possession date.
Our fees vary depending on the situation. All we ask for is a ADVERTISING
budget to promote excitement and interest in the auction. We also need 30 days
to market your HOUSE AUCTION!
Investment grade properties will have a commission/Buyers Premium split.
